7 Signs Your Roof Needs Immediate Attention

Most roof failures don't happen overnight. Here are the early warning signs every homeowner should know — and what to do when you spot them.

Your roof is the most important structural element of your home. Unfortunately, it’s also the most ignored — until water is dripping into your living room.

The good news: most roof failures give you warning signs weeks or months before they become emergencies. Here’s what to look for.

1. Missing or Curling Shingles

A few missing shingles after a storm is normal. But if shingles are consistently disappearing or curling at the edges, it’s a sign the material has reached the end of its life. Curling shingles expose the underlayment to UV damage and moisture.

What to do: Call for an inspection. This is often repairable if caught early.

2. Granules in Your Gutters

Asphalt shingles shed granules as they age. If your gutters are full of coarse, sand-like material — especially after rain — your shingles are deteriorating. Granule loss accelerates UV damage and shortens remaining life.

3. Dark Streaks or Moss Growth

Dark streaks are typically algae (Gloeocapsa magma). Moss and lichen can physically lift shingles as they grow. Both trap moisture against the roofing surface and accelerate wear.

4. Sagging Sections

A sagging roofline almost always indicates structural damage — either to the decking, rafters, or both. This is a serious issue that requires immediate professional assessment.

5. Light Visible Through Attic Boards

On a bright day, go into your attic and look up. Any light coming through means water can get in. Also check for water stains or soft spots in the decking.

6. Increasing Energy Bills

A compromised roof allows conditioned air to escape and outdoor air to infiltrate. If your heating or cooling costs have spiked without explanation, check the attic insulation and roof condition.

7. Flashing Failures

Flashing seals the joints around chimneys, vents, and skylights. Cracked, lifted, or missing flashing is one of the most common sources of leaks — and one of the most overlooked.
